Indio also has large 55+ communities like Sun City Shadow Hills and Trilogy. Those homes come with HOA rules on who can live there and how a sale works, so the trustee needs to plan around them.

When one sibling is trustee and the others are waiting

This is where most tension comes from. The trustee is doing the work, and the other beneficiaries want updates. Regular, written updates and a clean accounting prevent most arguments before they start. I help trustees keep that record from day one.

The first steps

Secure the home, gather the documents, and send the trustee notice to beneficiaries and heirs. Record an affidavit of death with the county recorder and file the change in ownership statement with the assessor within 150 days after the death.
